Taxing “Unrealized Gains” at Home: Why Missouri Needs a Special Session on Property-Tax Relief

Missouri families are being squeezed by soaring property assessments and top-down pressure from an unelected State Tax Commission (STC). Local assessors—who answer to voters—are being pushed to hit a 90–110% of market value “ratio,” often through Memorandums of Understanding (MOUs) that lock counties into blanket year-over-year hikes. The result? Higher tax bills based on paper gains homeowners haven’t realized and may never see in their bank accounts. If Missourians bristled when national politicians floated taxing “unrealized gains” on stocks, we should feel the same when our homes are treated like tradable assets. Until you sell—or cash out with a new mortgage—those increases aren’t income. They’re numbers on paper. No one should lose their home because they can’t afford their property taxes. What’s happening now Want to see where counties stand? Check our live tracker of which counties have been pushed to sign MOUs:👉 https://act4mo.info/countymou.html This treats homeowners like day-traders When Washington progressives proposed taxing unrealized gains, people erupted—because it violates a basic fairness principle: income is realized when you sell or cash out. Yet the same logic is being applied to Missourians’ homes. Your family doesn’t get to spend a Zillow estimate. You pay your mortgage, you maintain your home, and you stay put. Taxing paper appreciation punishes stability and penalizes the very people who keep communities strong. What a Special Session should do (simple, fair, protective) What you can do in 60 seconds We’ve made it easy to ask Governor Kehoe to call a Special Session on property-tax relief. Read the statement, add your name/city/ZIP, and send it from your own email—we collect nothing. 👉 Take Action Now: https://act4mo.info/ss-for-property-tax-reform.html Share that link with friends, church groups, senior communities, and neighborhood associations. Every note matters—especially from homeowners who’ve felt the squeeze. Common pushbacks (and how to answer) “But market value

How you can help us

Missouri stands at a pivotal moment. Although we have a supermajority of Republicans in both chambers, our state budget has nearly doubled in just 4 years; we have gone from a strong pro-life state to one of the most radical pro-abortion states, and our liberties are under constant attack. But you—Missouri’s conservative backbone—are ready to stand up and fight. The challenge? Hardworking citizens like you often struggle to stay informed about fast-moving state legislation while juggling jobs, families, and daily life. That’s where ACT4MO.ORG comes in.

Our goal is clear: Engage, Educate, and Activate Missouri Conservatives. We’re here to help you stay informed about state legislation and ensure your voice is heard in Jefferson City.

How Your Support Makes a Difference

Your donation today will power our mission by:

Engaging Missourians with clear, accessible updates on state legislation—no more digging through complicated reports or missing critical votes.

Educating our community with resources, events, and tools that explain key issues—like defending the unborn and protecting our state’s sovereignty.

Activating conservatives with simple, effective ways to contact representatives, rally support, and influence the laws that shape our future.

Why This Matters

Missouri isn’t just a state—it’s our home and the frontline in the fight for life and liberty. In 2024, we saw America re-elect President Trump, but here at home, we lost the fight to protect the unborn. The attack on our freedoms here at home proves the stakes couldn’t be higher. Yet too many Missourians feel disconnected from the legislative process. ACT4MO.ORG bridges that gap, empowering you with the knowledge and tools to act when it counts.

Your Role in Missouri’s Future

The battle for Missouri’s soul—and the lives of the unborn—starts with us. Your donation doesn’t just fund a cause; it equips us with the resources to keep you informed and make your voices heard in Jefferson City.

Act for Missouri

Act for Missouri is an online resource for Missouri Conservatives looking for ways to get involved.

"Imperial Senate." That's the phrase that keeps coming to mind when watching how the Missouri State Senate interacts with the public these days.

Take a look at these recent YouTube uploads from the Senate Majority Caucus. Notice a telling detail at the bottom? The comments are completely turned off.

While disabling YouTube comments might seem like a minor issue on its own, it’s actually a perfect snapshot of how this legislature operates. They are perfectly happy to push out one-sided videos to control the narrative, but they have absolutely zero interest in hearing what the people of Missouri actually have to say in response.

This isn't an isolated incident; it’s just the latest example in a broader pattern of shutting out the public:

Zero Transparency: Missouri is one of only two states that still refuse to provide public video feeds of official floor debates and committee meetings, or even an archive of the video recordings they actually make of both already.

Midnight Bait-and-Switch: They recently pushed through a highly controversial tax resolution in the middle of the night. Worse yet, the version they voted on in the dark included substantial changes from the one discussed at the last public hearing—completely cutting the public out of providing feedback on the new language.

One-Way Communication: When they do decide to share information, it is strictly on their terms, silencing any public discourse.

A government that truly represents the people shouldn't operate in the shadows, and it certainly shouldn't be afraid of a comment section.
